The Building Consultancy team has recently successfully completed a dilapidations settlement and subsequent works at offices at 3 Kings Court, Team Valley, Gateshead on behalf of landlord, UK Land Estates Limited.

The premises comprise of an impressive 8,443 sq. ft. self-contained office building. Internally the property benefits from a reception area/atrium, leading onto a stairwell and toilet facilities. The office spaces are arranged over three floors and provide a mixture of part cellular and open plan accommodation.

The property is located in a prominent position on Team Valley, directly accessed of Kingsway South, the main thoroughfare through Team Valley.
As a result of the tenant deciding to vacate the premises upon expiry of the lease, there was a need to determine the tenant’s dilapidations responsibilities and to arrange for the premises to be returned to a comprehensive state of repair and good overall condition to allow for its effective marketing.

Our role included:
• Agreement of client instructions;
• Reviewing the lease and inspection of the property;
• Preparation of a schedule of dilapidations and Quantified Demand;
• Negotiation of a final settlement with the earlier tenant to a successful conclusion;
• Specifying and tendering the works, appointment of a contractor and project management of the works to completion;
• Obtaining statutory consents;
• Provision of a completed contractors O&M Manual.

The programme of works included removal of the tenant’s partitions to reinstate the open plan arrangement of a number of the office suites, replacement and renewal of internal finishes, mechanical and electrical works, repairs to the internal doors and ironmongery and interior generally, reinstatement of internal fire proofing and fire separation, external repairs to the buildings envelope and external areas and full decoration.

The project was completed to the satisfaction of our client in February 2019, with success achieved following the works in regard to a number of later lettings.
