Over time, and particularly the past 100-150 years, construction techniques, materials and practices have changed and developed significantly. As different technologies and understandings of materials have developed, as well as the abundance of materials available, differing methods of construction have developed.
We were recently appointed to survey a property in Northumberland which is of a non-standard construction, known as an ‘Airey House’. Such properties were designated as a ‘defective dwelling’ by the Secretary of State in the Housing Act (1985) and careful consideration should be given to the techniques and materials used in these cases by any potential purchaser.
Airey Houses were constructed using concrete columns, reinforced using steel tubing, with concrete panels fixed horizontally across in a shiplap arrangement. In this case, the property had retrospectively been fitted with an external wall insulation system, masking much of the original construction elements, normally visible externally.
This type of construction, in combination with a largely unskilled labour force undertaking the works, lead to the prevalence various issues and defects, which are largely common throughout Airey Homes. For these reasons, it can be difficult to raise a mortgage for such purposes, so being aware of this type of construction and what issues to expect, is very important at the earliest possible stage of the decision-making process when looking to purchase. Though various repair schemes are available to improve the construction of such properties, the works are usually extensive and very costly, and even when complete, not all mortgage lenders will proceed.
