Building Surveyors Ltd were appointed to undertake an extensive photographic schedule of condition inspection of an industrial/retail premises prior to the client signing a long term FRI lease of the building. The schedule of condition documented the extensive range of defects currently present, allowing the client to mitigate their future repairing liability with evidence of the buildings condition at lease commencement. We utilised a form of high level access provision to get a close view of the condition of the roof, we noted a number of defects which would be expensive to repair. Fortunately as this was highlighted during the survey the client was able to negotiate and reduce their future repairing obligations for this particular element.
