We were recently appointed to undertake a Level 2 Survey and Report at a barn conversion in Northumberland. The original structure had been there for over 150 years, though likely converted in the 20th century. Furthermore, a sunroom had been added to the front of the property and solar panels to the roof.
When making a decision to purchase such a property, consideration must be given to the impact such changes can have upon the property and whether there is anything to be concerned about. It would be commonly advisable to opt for a Level 3 Survey and Report in such cases, however, there are times where clients have a certain degree of knowledge and experience in older properties and as such, a Level 2 Survey and Report will suffice.
We were pleased to find a property in reasonable condition, particularly when taking into consideration the age of construction. We were certainly impressed by the attractive stonework and 780mm thick walls.
Though there were further items to investigate, such as the shared sewage treatment plant, we were able to offer a comprehensive review of the property and provide advice on where remedial works and/or maintenance is required.
